Appraisal assignments can be simple or complex. The complexity comes from many areas including property rights, functional depreciation, contract rent above or below market rent, need for absorption, and much more. A simple review of the basics in appraisal body-of-knowledge serves as a reminder for recognition of these issues when they arise. Then, case studies from actual work products serve as reminders that we should seriously look at each assignment to assure what appears to be a simple assignment is not really more complex. This seminar begins with the basics and fundamentals followed by case studies to illustrate examples of when a simple assignment is actually more complex, and how to properly handle it.

Seminar Learning Objectives
At the conclusion of the seminar, participants will better understand:
• Appraisal responsibilities in ethics and competency
• Details of Highest & Best Use (HBU)
• Why HBU analysis and scope of work are critical and analysis is required
• Various case studies involving over improvements, rent loss deduction, restricted marketing period, interim use, and level C fundamental market analysis

The Appraisal Institute, North Texas Chapter is not responsible for students’ non-refundable airline reservations or other travel costs.

There are NO transfers; you must cancel out of the seminar.

Seminar material will be provided electronically in a pdf format to students prior to the seminar.

ATTENDANCE POLICY:
The Appraisal Institute enforces attendance requirements mandated by state licensing and certification regulatory agencies. The Appraisal Institute issues certificates for state certification/licensing or state continuing education credit that verify successful completion and attendance of 100% with your grade notification letter for courses, or at the conclusion of seminars. One hundred percent (100%) attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualifications Board minimum criteria requirements.

Registration – 8:00am to 8:30am
Lecture – 8:30am to 4:30pm
All day beverage service will be available. Lunch will not be provided.

Appraisal Institute Points – 35 points (7 hours)
Texas Continuing Education (ACE) - 7 hours
