Learn how to solve a variety of land valuation and feasibility problems using less commonly used land valuation techniques in this one-day seminar. Interactive case studies and discussion topics cover highest and best use considerations, land residual analysis, contamination, impacts of tax increment financing on feasibility, condemnation, subdivision analysis, unit of comparison selection, and alternatives when inadequate land sales exist. Problem identification, assignment conditions, scope of work decisions, and standards of practice are reviewed in each problem and solutions are discussed. Lively class discussion and interaction will result as problems are explored.

Upon completion of the seminar, participants should be able to
  • Summarize the six recognized land valuation techniques
  • Employ land residual analysis as part of a highest and best use decision
  • Calculate and use internal rates of return as a method of testing feasibility
  • Recognize terms and concepts used for valuation of contaminated land
  • Test alternative units of comparison
  • Perform allocation and market extraction when land sales are lacking
  • Understand the basics of subdivision valuation
  • Understand the basics of condemnation valuation
  • Properly apply special/extraordinary assumptions, hypothetical conditions, and the Jurisdictional Exception Rule of USPAP in unusual situations.

Cancellation Policy
  • Up To 15 days prior to program start date, $50.00 cancellation fee.
  • 2 - 14 days prior to program start date, $100.00 cancellation fee.
  • Less than 2 days prior to program start date, forfeit of payment.

Requests for cancellation must be received in writing at the Chapter Office. The Chapter reserves the right to cancel, limit, or reschedule the seminar and to change faculty assignments and facility location at any time; therefore, prospective students should confirm their registration prior to making any non-refundable airline reservations. The Appraisal Institute, North Texas Chapter is not responsible for students’ non-refundable airline reservations or other travel costs.

There are NO transfers; you must cancel out of the seminar.

Seminar material will be distributed to students during registration prior to class. Materials will not be shipped to students. If students would like to view the material prior to class, it can be accessed online in the Appraisal Institute Knowledge Center. To access the Knowledge Center, click on the link provided in the seminar confirmation you receive immediately after registering for the class.

The Appraisal Institute enforces attendance requirements mandated by state licensing and certification regulatory agencies. The Appraisal Institute issues certificates for state certification/licensing or state continuing education credit that verify successful completion and attendance of 100% with your grade notification letter for courses, or at the conclusion of seminars. Attendance at course orientation is mandatory. One hundred percent (100%) attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualifications Board minimum criteria requirements.

During the registration process, if you selected the option to receive the seminar material via download, please be reminded to load the materials on a laptop or tablet and bring the laptop or tablet to class with you. For the students that did not select the download option, materials will be distributed at seminar registration. Materials will not be shipped directly to the students.
