This two-day course introduces participants to a broad range of valuation problems encountered when appraising green commercial buildings, conventional buildings with green features, and conventional buildings in today’s markets that are increasingly influenced by sustainability and green building. Based on the Appraisal Institute’s new publication, The Valuation of Green Commercial Real Estate, participants will use real-world case study examples from a variety of property types to learn and apply credible valuation techniques for analyzing and reporting the degree to which green building and sustainability affect property value.

Structured around the application of the three approaches to value, participants will develop valuable insight and hands-on experience applying cost and income-based adjustments when sales data is lacking, identifying and analyzing rent and marketability premiums, evaluating operating cost impacts, and assessing risk effects. In addition, participants will learn how green building and sustainability affect scope of work development and highest and best use analysis for both green and conventional properties. The course also familiarizes participants with emerging topics such as net zero energy, distributed generation, wellness-based design and resilience.

Upon completion of the course, participants should be able to:

• Identify and understand green building features and practices in both green and conventional commercial buildings
• Recognize and analyze the valuation effects of sustainability and green building for various commercial property types
• Develop and appropriately apply cost- and income-based adjustments when comparable sale data is lacking
• Assess the 4 areas where the green building is most likely to impact the income approach
• Correctly apply the cost approach to green improvements, including obsolescence adjustments
• Evaluate market demand for sustainable/green improvements and incorporate into the highest and best use analysis
• Develop an appropriate scope of work for green building assignments and for any property with green building features
• Benchmark and cross-check value indicators using alternate valuation techniques

Cancellation Policy

Attendance: 100% attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualifications Board minimum criteria requirements. A “classroom hour” is defined as 50 minutes out of each 60-minute segment. A 10-minute break per hour is allowed and a student would still meet the 100% attendance requirement. Students should not be late or leave if they are late or leave early, they will not receive credit. Enrollment is on a first come, first serve basis.

Other Information: We reserve the right to cancel, limit, or reschedule the course and to change faculty assignments and locations at any time. Registration Deadline Date: If you register at least 25 days prior to class, you will receive the Early Registration Discount. After 25 days, regular tuition price will be in effect. The chapter sets a registration deadline date, however, there is no guarantee that space will still be available by that date. Enrollment is based on space limitations and the availability of ordering extra sets of student materials. We strongly recommend that you register prior to the deadline date to help ensure a seat in the class. Once we reach the maximum seating limit, registration will be closed.

ENROLLMENT CANCELLATION NOTICE All enrollment cancellations must be submitted in writing via fax 813-962-4006 or email A confirmation of your cancellation will be e-mailed once it is processed by the Chapter office. See details regarding cancellation fees. Weather and/or Emergency Procedures for courses and seminars: In the event of bad weather or a state of emergency, call the chapter office at (813) 962-4003 for any message about the status of the class. If there is no message, the class will continue as scheduled. In the event the class needs to be cancelled due to bad weather, you will be notified of new class date.

Class Hours will be 8:30 AM - 5:00 PM each day. There will be a one-hour exam on the 2nd day from 4 PM - 5 PM. You will be on your own for a one-hour lunch break. There are a variety of nearby restaurants.

Student Material: Students will receive the materials at the door. Note: If you register less than seven days prior to class, you may need to download the course materials and bring to class. If you choose the download option when you registered at the discounted price, you MUST bring the student materials with you to class. A hard copy workbook will NOT be available to you at class.
