Participants will learn how FEMA rules and regulations impact pre-firm buildings in flood zones during rebuilding or rehab efforts. Cities participating in the Community Rating System are striving for NFIP discounts and therefore implement the FEMA rules into their local building codes. Students learn about the different flood zones and the base flood elevations which dictate the building elevation. How is the 50% FEMA rule calculated and what is the substantial development definition will be addressed during class. The correct contents of a 50% FEMA Rule appraisal will be addressed as well as the inclusions and exclusions based on the FEMA Publication 758, the correct valuation by utilizing RCV/ACV and the application of life expectancy and depreciation. The class will conclude with examples from the work files from residential, commercial and industrial assignments.

One hundred percent (100%) attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualification Board minimum criteria requirements. Students should not be late or leave early. If you are late or leave early you will not receive credit.
