  Description  
Valuation of Conservation Easements is an advanced course designed for the appraiser who understands the methodology in the approaches to value and is ready to embark on understanding the intricacies involved in one of the most misunderstood and difficult types of appraisals.

Over 4 days, this intensive program will familiarize participants with conservation easement valuations in a variety of situations, including conventional appraisals, appraisals that are required to comply with the Uniform Appraisal Standards of Federal Land Acquisitions, and appraisals involving non-cash charitable contributions that are required to comply with IRS standards. Learning objectives will be accomplished through a series of lectures, in-class discussions, problem solving, homework assignments, and case-law analysis.

Upon successful completion of the course, participants should be able to:
• Understand the methodologies and techniques commonly used in valuing conservation easements
• Grasp state, federal, and IRS regulations and requirements relating to conservation easements
• Understand the range of assignments that are common in valuing conservation easements
• Develop an effective scope of work for a conservation easement valuation assignment, apply concepts of highest and best use analysis to that assignment
• Utilize a range of techniques to effectively carry out a conservation easement valuation
• Identify the unique issues that may apply to conservation easements and complete the assignment(s) in accordance with the various state and federal agency requirements

Course Materials and Hours
Onsite check-in will begin at 8:00a.m. on Monday, January 14. The course will run from 8:30a.m. – 5:00p.m. Monday, January 14 – Wednesday, January 16. On Thursday, January 17, instruction will run from 8:30a.m. – 3:00p.m. followed by the 2-hour multiple choice course exam. Participants registered two weeks prior to the offering will be sent their course materials in advance unless the “download only” option is selected at the time of registration.

SAVE $15 - Select the "download only" material option. NOTE: Those selecting the "download only" version of materials are strongly encouraged to either print or save them to your laptop hard drive in advance of the offering as Internet access cannot be guaranteed. Hard-copy materials will not be provided to those who select the "download only" option.

Required Equipment
Laptops are NOT required. However, an HP-12C calculator and the HP-12C calculator user’s manual are required. Students must be familiar with the calculator operations when the course begins. The in-class and homework problems and solutions will utilize this calculator exclusively. Students opting to bring laptops are responsible for bringing their own extension cords / power strips. A No. 2 pencil is required for the exam.

Education Credit Hours
Full (100%) attendance is required for education credit; partial credit not available.

Appraisal Institute: Full attendance (100%) and successful completion of the course exam enable Designated Members, Candidates for Designation and Practicing Affiliates to receive 250 AI continuing education points; 200 points for “attendance only” (no exam). Partial credit is not available. Those seeking credit toward completing the Valuation of Conservation Easements Professional Development Program and listing on this registry must have full (100%) attendance and successfully complete the course exam.

BREA Basic/Qualifying: Valuation of Conservation Easements is not approved for BREA basic/qualifying education credit toward initial licensing / certification.

BREA Continuing: Valuation of Conservation Easements is approved for 28 hours of BREA CEC (#16CP754601238) for licensed / certified appraisers seeking renewal credit. Full (100%) attendance is required. Successful completion of the course exam is not required for BREA CEC.
