  Description  

This two-day course provides an introduction to statistics, real estate finance, and modeling with applications to residential and commercial real estate appraisal. On the first day, you will develop an understanding of basic statistics and statistical analysis and learn how those skills can be used in valuation and evaluation practice.

On day two, you will gain an introductory understanding of real estate finance markets, learn about credit conditions and their impact on values and appraisal, and calculate and interpret fundamental numbers on loan payments and balances.

Successful completion of the course and exam should satisfy most states’ education requirements in the content area identified as real estate finance, statistics, and valuation modeling. Participants should understand that this course will be a review and will not address more advanced topics.

This course revision includes an update on financial history and the future implications of the burst housing bubble. A discussion on how mortgages impact value also was added, as well as measuring volatility and standard deviations.

Note: Real Estate Finance, Statistics, and Valuation Modeling was designed according to the broad topical guidelines of the Appraiser Qualifications Board as part of qualifying (i.e., prelicensing) education for both residential and general certified appraisers.

• You must be familiar with calculator operation when the course begins. Answers to problems in course material are shown using the HP-12C. Do not come to class expecting to be taught how to use a financial calculator.

Students must sign a waiver at the beginning of the course stating that they have the prerequisites. If they do not, they will not hold the Appraisal Institute responsible and will not expect to receive special attention during the course.

If this material has been shipped and you request a registration cancellation, you will automatically be charged a $25.00 fee and you may keep the material. Cancellation Policy

We reserve the right to substitute instructors, change facilities, to cancel or modify this program if sufficient registrations are not received by February 15 or due to other circumstances beyond our control. In the event of cancellation, tuition fees will be refunded. All other costs incurred are the registrant’s responsibility.

Course Materials and Hours
Onsite check-in will begin at 8:00a.m. on Thursday, March 28. The course will run from 8:30a.m. – 5:00p.m. on March 28. On Friday, March 29, instruction will run from 8:30a.m. – 4:00p.m. followed by the 1-hour multiple choice course exam. Participants registered two weeks prior to the offering will be sent their course materials in advance (unless the “download only” option was selected at the time of registration or registered late.) Upon registration, all students will have immediate access to the downloadable materials through the Appraisal Institute's Knowledge Center.

SAVE $15 - Select the "download only" material option. NOTE: Those selecting the "download only" version of materials are strongly encouraged to either print or save them to your laptop hard drive in advance of the offering as Internet access cannot be guaranteed. Hard-copy materials will not be provided to those who select the "download only" option.

Required Equipment
An HP-12C calculator and the user’s manual are required. Students must be familiar with the calculator operations when the course begins. In-class and homework problems and solutions will utilize this calculator exclusively. Students who opt to bring laptops are responsible for bringing their own power strips/extension cords. Onsite Internet service cannot be guaranteed. Students need to bring a No. 2 pencil on the final day for the examination.

Education Credit Hours
Full (100%) attendance is required for education credit; partial credit not available. Those taking this course to meet designation / QE requirements must have full attendance and successfully complete the course exam.

Appraisal Institute: Full attendance (100%) and successful completion of the course exam enables Appraisal Institute Designated Members and Practicing Affiliates to earn 140 points (general) or 225 points (residential); 70 points (general) or 175 points (residential) with full (100%) attendance only (no exam). Candidates seeking credit toward designation must have full (100%) attendance and successfully complete the course exam. Partial credit is not available.

BREA Basic/Qualifying: Real Estate Finance Statistics and Valuation Modeling is approved for 15 hours of BREA basic/qualifying education credit (#11754219) toward initial licensing/certification with full (100%) attendance and successful completion of the course exam.

BREA Continuing: Real Estate Finance Statistics and Valuation Modeling is approved for 14 hours (#11754219) of BREA CEC for licensed/certified appraisers seeking renewal credit. Full (100%) attendance is required. Successful completion of the course exam is not required for BREA CEC.
