  Description  

After a brief review and introduction, General Appraiser Income Approach/Part 1 opens with a graphic treatment of the time value of money, the six financial functions of a dollar, and important associated concepts. A thorough, detailed analysis of gross income including leases and the various expenses appropriately deducted from gross income follows, with realistic case studies of several income property types. Direct capitalization is then presented using overall capitalization rates, band of investment, and residual techniques. Substantial class time is devoted to practicing the taught concepts to prepare participant for the exam.

Cancellation Policy

We reserve the right to substitute instructors, change facilities, to cancel or modify this program if sufficient registrations are not received by February 18 or due to other circumstances beyond our control. In the event of cancellation, tuition fees will be refunded. All other costs incurred are the registrant’s responsibility.

Course Materials and Hours
Onsite check-in will begin at 8:00am on Monday, March 18. The course will run from 8:30am – 4:30pm on March 18-20. On Thursday, March 21, instruction, review and Q&A will run from 8:30am until noon followed by personal study time until the 3-hour multiple choice exam is given at 2pm. Participants registered two weeks prior to the offering will be sent their course materials in advance (unless the download “only” version was selected at registration or registered late.) Upon registration, all students will have access to the downloadable electronic materials from the Appraisal Institute's Knowledge Center.

SAVE $15 - Select the "download only" material option. NOTE: Those selecting the "download only" version of materials are strongly encouraged to either print or save them to your laptop hard drive in advance of the offering as Internet access cannot be guaranteed. Hard-copy materials will not be provided to those who select the "download only" option.

Required Equipment
An HP-12C calculator and the HP-12C calculator user’s manual are required. Students must be familiar with the calculator operations when the course begins. The in-class and homework problems and solutions will utilize this calculator exclusively. Students opting to bring laptops are responsible for bringing their own extension cords / power strips. A No. 2 pencil is required for the exam.

Education Credit Hours
Full (100%) attendance is required for education credit; partial credit not available.

Appraisal Institute: Full attendance and successful completion of the course exam enables Appraisal Institute Designated Members, Candidates and Affiliates to receive 200 points (general) or 225 points (residential). Attendance only (no exam) 150 points (general) or 175 points (residential). Partial credit is not available.

BREA Basic/Qualifying: General Appraiser Income Approach/Part 1 is approved for for 30-hours (#09754129) of BREA qualifying education toward initial licensing/certification with full (100%) attendance and successful completion of the course exam. Full attendance and successful completion of the exam are required for BE/BE credit.

BREA Continuing: General Appraiser Income Approach/Part 1 is approved for 27-hours (#09754129) of BREA continuing education credit for licensed/certified appraisers seeking renewal credit. Full attendance (100%) is required. Successful completion of the exam is not required for BREA CEC.
