  Description  

This AQB-approved course will help you apply meaningful market analysis in valuation assignments. It presents the basic concepts and terminology of market analysis and marketability studies, then shows how marketability studies provide vital information for the highest and best use decision. Throughout the course, the emphasis is on conducting a reliable analysis of demand. You’ll gain practice in applying methods for inferred, or trend, analysis to three property types—a suburban residential subdivision, an existing multifamily property, and an office building. Using the tools introduced in the course will help you increase the reliability of your highest and best use analyses and support the conclusions you reach in the three approaches to value.

The course also provides a transitional discussion to prepare you for marketability studies using fundamental demand analysis, which is covered in the Appraisal Institute’s Advanced Market Analysis and Highest & Best Use course.

• A financial calculator is required. The accepted model used in the course is the HP-12C. Note: Cellular phones, tablets, iPads, and other devices that connect to the Internet are NOT permitted during the exam.

• You must be familiar with calculator operation when the course begins. Answers to problems in course material are shown using the HP-12C. Do not come to class expecting to be taught how to use a financial calculator.

It is also highly recommended that participants complete General Appraiser Income Approach/Part 1 and General Appraiser Income Approach/Part 2 before enrolling in this course.

Participants must sign a waiver at the beginning of the course stating that they have the prerequisites. If they do not, they will not hold the Appraisal Institute responsible and will not expect to receive special attention during the course.

The Chapter reserves the right to cancel, limit, or reschedule the course and to change faculty assignments and facility location at any time; therefore, prospective students should confirm their registration prior to making any non-refundable airline reservations. The Appraisal Institute, North Texas Chapter is not responsible for students’ non-refundable airline reservations or other travel costs.

There are NO transfers; you must cancel out of the course.

COURSE MATERIAL POLICY:
Course material will be distributed to students during registration on the first day of class. Materials will not be shipped to students. If students would like to view the material prior to class, it can be accessed online in the Appraisal Institute Knowledge Center. To access the Knowledge Center, click on the link provided in the course confirmation you receive immediately after registering for the class.


PREREQUISITES:
Some courses have prerequisites. Be sure to read the course description to find out if there are any prerequisites for this course.


ATTENDANCE POLICY:
The Appraisal Institute enforces attendance requirements mandated by state licensing and certification regulatory agencies. The Appraisal Institute issues certificates for state certification/licensing or state continuing education credit that verify successful completion and attendance of 100% with your grade notification letter for courses, or at the conclusion of seminars. Attendance at course orientation is mandatory. One hundred percent (100%) attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualifications Board minimum criteria requirements.

REMINDER TO BRING COURSE MATERIAL TO CLASS:
During the registration process, if you selected the option to receive the course material via download, please be reminded to load the materials on a laptop or tablet and bring the laptop or tablet to class with you. For the students that did not select the download option, materials will be distributed at course registration on the first day of class. Materials will not be shipped directly to the students.

COURSE SCHEDULE:
Registration – May 15 (8:00am to 8:30am)
Lecture – May 15, 16 & 17 (8:30am to 5:00pm)
Lecture - May 18 (8:30am to 3:00pm)
Exam - May 18 (3:00 to 5:00pm)

APPRAISAL INSTITUTE CONTINUING EDUCATION POINTS:
Attendance Only = 150 points (general) or 175 points (residential)
Attend and Pass = 200 points (general) or 225 points (residential)
Pass Exam Only = 150 points (general) or 200 points (residential)
30 hours (28 classroom; 2-hour exam)

TEXAS EDUCATION CREDITS:
Qualifying Education (QE) - 30 hours
Continuing Education (ACE) = 28 hours (30 hours with successful completion of exam)

TUITION INCLUDES:

STUDENT ROSTERS:
Students that do not wish to have their name, address, phone number and email address published to other students in the class must notify the Chapter five (5) days prior to the beginning of the course.

EXAMINATION GRADING POLICY - 5-7 Business Days:
The Appraisal Institute's National office will email examination results and certificates of attendance to the students within 5-7 business days from the date the examinations are received at the National Appraisal Institute office.
