The presentation is titled “What Does & Doesn’t Work for Appraisers at Deposition and Trial - (9 Milestones on the Path to a Good Verdict)”. We will discuss “Do’s and Don’t’s” for 9 phases of a litigation support assignment, from the first phone call through trial testimony. The material will be presented by Stephen Roach, MAI, SRA, AI-GRS and Bruce Beach, Esq., a highly experienced attorney.


Stephen D. Roach, MAI, SRA, AI-GRS has been an appraiser in the San Diego area for over 35 years, and has been a co-owner of Jones, Roach & Caringella, Inc. since 1986. His appraisal assignments have included numerous income-producing properties, partial acquisitions, and other significant and complex assignments. He has appraised a wide variety of property types from individual homes to regional shopping centers and master-planned communities. His current work focuses on difficult and complex valuation and consulting assignments, along with litigation support. Mr. Roach has extensive deposition and trial testimony experience. In addition, Mr. Roach has extensive experience appraising undivided and divided fractional interests, including general and limited partnership interests, family limited partnership interests, and LLC interests. He holds a Bachelor of Science degree in Real Estate from San Diego State University, the MAI and SRA designations from the Appraisal Institute, and is a Certified General Real Estate Appraiser in California and Nevada. Mr. Roach currently serves the Appraisal Institute as a member of the Strategic Planning committee and as a member of the General Comprehensive Examination Panel. He formerly served as the Chair of the International Relations Committee, as a member and the Vice Chair of the National Education Committee, and as a member and the Chair of the Curriculum Subcommittee. He is a member and former San Diego Chapter Board Member of the International Right of Way Association, a member of Lamda Alpha International (Honorary Society for the Advancement of Land Economics), and a Principal Member of the Real Estate Counseling Group of America. He has extensive teaching and curriculum development and oversight experience for the Appraisal Institute and other organizations, having participated in editing multiple editions of The Appraisal of Real Estate, The Dictionary of Real Estate Appraisal, and over 30 courses and seminars. He has taught over 200 appraisal courses and seminars throughout the United States, and in South Korea, China, Japan, and Taiwan. Mr. Roach has served as a visiting professor of appraisal theory and practice at the International Center for Land Policy Studies and Training in Taoyuan, Taiwan since 2004.

Bruce Beach is a partner in the Municipal Law practice group of Best Best & Krieger LLP, focusing on eminent domain and property litigation.

Bruce represents public and private clients in eminent domain and condemnation proceedings, as well as other matters related to real property. Bruce is very experienced in projects for road rights-of-way, pipelines, light rail transit corridors, reservoir sites, as well as redevelopment and flood control projects. He has also represented private individuals whose properties were taken for public projects.

Before joining BB&K, Bruce was a partner at Jennings, Engstrand & Henrikson, where he also represented public agencies and individuals in eminent domain matters. He has also worked for the San Diego County Counsel’s Office, where he represented the County of San Diego, the County of San Diego Flood Control District and various school districts in civil litigation cases involving eminent domain, real property public construction contracts and property-related tax issues.

Bruce conducts training seminars for appraisers, attorneys and right-of-way agents through the firm, as well as for the San Diego Appraisal Institute and the San Diego International Right-of-Way Association.

Bruce served in the Navy from 1967 through 1969, completing his tour of duty in Vietnam as a Lieutenant j.g. He is admitted to practice in the State of California.

The Appraisal Institute enforces attendance requirements mandated by state licensing and certification regulatory agencies. The Appraisal Institute issues certificates for state certification/licensing or state continuing education credit that verify successful completion and attendance of 100%, with your grade notification letter for courses, or at the conclusion of seminars. One hundred percent (100%) attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualification Board minimum criteria requirements.

You must buy them ahead of time. If you arrive for a class without the required textbook credit for the class cannot be given and there will be no refund.

You are responsible for bringing your own extension cord(s). None will be provided. Please safeguard your equipment and personal belongings at all times. The Appraisal Institute, the Southern California Chapter, the Instructor or the facility will not be responsible for any loss of your personal belongings.

Some classes are now available with downloadable materials. If you opted to download class materials instead of having them shipped to you, you will be required to bring the materials with you on a laptop or as a hard copy. If you do not have the materials with you credit for the class cannot be given and there will be no refund. Copies will not be available to you in the class. You are responsible for bringing your own extension cord(s). None will be provided.
