If you’re involved in the valuation of commercial real estate, it’s crucial to know how the terms of a lease affect value. This NEW seminar goes beyond methodology to explore how to measure a property rights adjustment, the theory underlying the use of a leasehold yield rate (YLH) to value the leasehold, as well as the application of a property rights adjustment in all three approaches to value.

Topics include:
• How the terms of a tenant’s lease impact value—either positively or negatively
• Situations that require a valuation of a leasehold
• Methodologies in valuing a leasehold, including examples and exercises
• The impact of a leasehold in the valuation of property using all applicable approaches

PROGRAM MATERIALS ARE SHIPPED DIRECTLY TO THE CHAPTER OFFICE UNLESS THE STUDENT SELECTS THE DOWNLOADABLE MATERIALS. IF THE STUDENT DOWNLOADED MATERIALS, THEY MUST BRING A HARD COPY OF THE MATERIALS OR THE MATERIALS CAN BE DOWNLOADED TO THEIR RESPECTIVE LAPTOP AND THE LAPTOP MAY BE BROUGHT TO THE COURSE SITE. THERE ARE VERY FEW ELECTRICAL OUTLETS IN THE CLASSROOM SO LAPTOPS MUST RUN ON BATTERY. NO SHARING OF MATERIALS IS ALLOWED. IF STUDENTS ARE PICKING UP MATERIALS ON SITE, THEY MUST ARRIVE AT CHECK-IN TIME TO PICK UP THEIR MATERIALS AT THE CHECK-IN DESK. Class is limited to 35 students as this is maximum room capacity. Early registration is highly recommended. Walk-Ins may or may not be allowed. Contact the South Texas Chapter for details. This seminar is approved for seven (7) hours Appraisal Institute continuing education credit (CE). Full attendance is required. No exceptions. This seminar is approved for acceptance by the Texas Appraiser Licensing and Certification Board (TALCB) for seven (7) hours of continuing education credit (ACE). Full attendance is required. No exceptions. This seminar is not approved by the Texas Real Estate Commission (TREC) This seminar may be accepted by the Texas Department of Licensing and Regulation (TDLR) for respective continuing and/or qualifying hours. The South Texas Chapter reserves the right to cancel this seminar at anytime. In the event of this, seminar fees will be refunded.
