  Description  

After a diagnostic quiz on the six financial functions of one and a brief review, General Appraiser Income Approach/Part 2 opens with a thorough treatment of discounted cash flow (DCF) analysis. Topics include identifying components of a DCF, projecting cash flows, analyzing leases, solving for value in a variety of common situations, and supporting the discount rate. The effects of debt financing including cash equivalence and equity analysis are covered in detail. Income patterns and property models including residual and other applications are followed by selecting and supporting the discount rate. Also presented are the strengths and weaknesses of direct and yield capitalization. The final section reviews and summarizes the mathematical concepts involved with income capitalization and prepares the participant for not only the course exam but also the certification exam.

We reserve the right to substitute instructors, change facilities, to cancel or modify this program if sufficient registrations are not received by April 30 or due to other circumstances beyond our control. In the event of cancellation, tuition fees will be refunded. All other costs incurred are the registrant’s responsibility.

Course Materials and Hours
Onsite check-in will begin at 8:00am on Monday, May 20. Instruction will run from 8:30am – 4:30pm on May 20-22. On Thursday, May 23 instruction will run from 8:30am – 2:00pm immediately followed by the 3-hour multiple choice exam. Participants registered two weeks prior to the offering will be sent their course materials in advance (unless the download “only” version was selected at registration.)

SAVE $15 - Select the "download only" material option. NOTE: Those selecting the "download only" version of materials are strongly encouraged to either print or save them to your laptop hard drive in advance of the offering as Internet access cannot be guaranteed. Hard-copy materials will not be provided to those who select the "download only" option.

Required Equipment
An HP-12C calculator and the HP-12C calculator user’s manual are required. Students must be familiar with the calculator operations when the course begins. The in-class and homework problems and solutions will utilize this calculator exclusively. Students opting to bring laptops are responsible for bringing their own extension cords / power strips. A No. 2 pencil is required for the exam.

Education Credit Hours
Full (100%) attendance is required for education credit; partial credit not available.

Appraisal Institute: Full attendance and successful completion of the course exam enables Appraisal Institute Designated Members and Practicing Affiliates to receive 200 points (general) or 225 points (residential). Attendance only (no exam) 150 points (general) or 175 points (residential). Partial credit is not available.

BREA Basic/Qualifying: General Appraiser Income Approach/Part 2 is approved for 30-hours (#09754130) of BREA qualifying education toward initial licensing/certification with full (100%) attendance and successful completion of the course exam. Full attendance and successful completion of the exam are required for QE/BE credit.

BREA Continuing: General Appraiser Income Approach/Part 2 is approved for 27-hours (#09754130) of BREA continuing education credit for licensed/certified appraisers seeking renewal credit. Full attendance (100%) is required. Successful completion of the exam is not required for BREA CEC.
