As a member of the Tennessee Real Estate Appraiser Commission I am often asked, “What do you do to support your appraisal conclusions?”

It seems that for many years appraisers simply used their own
knowledge and experience to develop market trends and support adjustments, but this has never been appropriate methodology.

Appraisal standards require that the appraiser’s rationale and support for all assignment results be put both in the report and in the workfile.

Simple Tools is a 7-hour seminar that provides discussion on more than a dozen recognized tools for supporting assignment results. There is something for everyone. Laptops are encouraged but not required. There is a section for some hands-on training in Microsoft Excel using pivot tables, charts,graphs, and regression, but most of the class is simply the application of basic tried-and-true methods of developing opinions and conclusions that comply with USPAP and recognized appraisal techniques.

These include revisiting such tools as paired-data analysis, units of comparison analysis, depreciated cost
analysis, extraction, qualitative analysis, and several others.
At the conclusion of the seminar all participants should be able to return to their appraisal practice and immediately begin to utilize the information provided. I look forward to being with you in Knoxville on
