Explore New Markets!

This 7-hour seminar teaches residential and commercial appraisers the fundamental skills they will need to complete rural appraisal assignments. Instruction focuses on land mix analysis, valuing improvements with extraction and allocation, and developing adjustments. Participants will learn how to find and analyze comparable sales and apply the data that is available in rural markets to support a credible opinion of value. Excel spreadsheets and real-world examples will be provided.

Upon completion of this course, participants should be able to:

  • Identify the characteristics of rural properties that affect value
  • Locate data sources for rural properties
  • Find the best data available in markets that have limited data
  • Analyze information on properties with different land mixes
  • Value properties with multiple improvements
  • Use soil mapping tools
  • Develop the sales comparison approach using land and building mix analyses
 
  Equipment  
• Laptop or Notebook loaded with Microsoft Excel 2007 or 2010.
• HP-12C calculator, or other financial calculator. Note that keystrokes will be shown using HP-12C.
• Basic knowledge of appraisal principles and procedures

The Chapter reserves the right to cancel, limit, or reschedule the course and to change faculty assignments and facility location at any time; therefore, prospective students should confirm their registration prior to making any non-refundable airline reservations. The Appraisal Institute, North Texas Chapter is not responsible for students’ non-refundable airline reservations or other travel costs.
There are NO transfers; you must cancel out of the seminar.

SEMINAR MATERIAL POLICY:
Seminar material will be distributed to students during registration on the first day of class. Materials will not be shipped to students. If students would like to view the material prior to class, it can be accessed online in the Appraisal Institute Knowledge Center. To access the Knowledge Center, click on the link provided in the course confirmation you receive immediately after registering for the class.

ATTENDANCE POLICY:
The Appraisal Institute enforces attendance requirements mandated by state licensing and certification regulatory agencies. The Appraisal Institute issues certificates for state certification/licensing or state continuing education credit that verify successful completion and attendance of 100% with your grade notification letter for courses, or at the conclusion of seminars. Attendance at course orientation is mandatory. One hundred percent (100%) attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualifications Board minimum criteria requirements.

REMINDER TO BRING SEMINAR MATERIAL TO CLASS:
During the registration process, if you selected the option to receive the seminar material via download, please be reminded to load the materials on a laptop or tablet and bring the laptop or tablet to class with you. For the students that did not select the download option, materials will be distributed at registration. Materials will not be shipped directly to the students.

LAPTOP COMPUTERS REQUIRED FOR THIS CLASS:
Students are required to bring laptop computers with Internet access to class, loaded with Microsoft Excel 2007 or 2010. Multiple documents need to be accessed during class, including an Internet case study and an Excel spreadsheet case study.

Registration – 8:00am to 8:30am
Lecture – 8:30am to 4:30pm
