Going Concern valuations are among the most difficult assignments appraisers face. When the business and real estate are inextricably tied together, how should the appraiser develop and allocate the value(s)? Are those trade fixtures, personal property, or real estate? Does a high-preforming business increase the real estate value, or just the intangible business value? Does the property even have business value? And if not, is it still a going concern?

In this seminar, you will hear from experts who specialize in Going Concern sales and valuation of restaurants and bars, valuations of Gas Station/C-Store/Car Washes and Healthcare and Senior Housing. Shawn Sanborn, president of Sanborn and Co, and Jim Tellatin, MAI and Jeff Key, MAI will provide insights into best practices for developing, supporting, and presenting Going Concern valuations. Appraisers will leave with the tools to bolster their reports, and reviewers will leave with the confidence to know exactly what to look for when this type of report crosses their desk. Bring any pressing questions you may have for these experts, as Q&A will follow the presentations.

Please note: This program was developed by the Colorado Chapter who is solely responsible for the contents. The Appraisal Institute national organization was not involved in developing or organizing the Program. The content of this program, including but not limited to any written materials and presenter comments, does not represent the viewpoint of the Appraisal Institute.
Attendance Requirement: In order to receive continuing education credit for this seminar, you must attend 100% of the program
