Overview:
What are the unique valuation and reporting issues confronting appraisers functioning in the eminent domain and condemnation arena? Discover how appraisers identify the "larger parcel", estimate the damages and the possible benefits to the remainder, and prepare and defend appraisal reports in a courtroom.

This seminar requires a strong knowledge of appraisal procedures. It is considered a “postgraduate” appraisal learning experience. It is an extension to the basic or “undergraduate” introductory appraisal courses. Though we will examine legal precedents and identify their sources, no prior litigation appraisal experience is necessary. Those with prior experience will simply challenge, modify, and expand previous knowledge.

Module 2: Property Rights and Larger Parcel
Module 3: Highest and Best Use
Module 4: Valuation Before the Taking and Graphic Presentation of the Remainder
Module 5: Compensable Rights to be Acquired
Module 6: Damages and Benefits
Module 7: Legal Measures of Just Compensation and Valuation After the Taking
Module 8: Case Study
Module 9: Considerations for Litigation Report Writing and Trial Preparation
